All properties must meet an all-ensuite minimum standard. No exceptions — it's what allows us to guarantee rent with confidence and run the property to a high standard.

All-Ensuite Rooms

£150/room/week

Minimum standard. Each tenant has a private ensuite, with shared kitchen and communal space.

Self-Contained Units

£175/unit/week

Fully self-contained accommodation — own kitchen and bathroom. Highest guaranteed rate.

Why we work with new-build or newly renovated properties only

Older properties almost always need work before they meet standard — fire doors and frame upgrades, rewiring, damp issues, the list goes on. That's weeks of delay and cost before a tenant even moves in.

New-build and newly renovated properties skip all of that. They already meet building regs, fire safety standards, and the all-ensuite layout we need. Inspection is close to a formality, and ongoing maintenance is minimal — call-outs are rare and, on new builds, usually still under warranty.

That means less for you to think about, a faster path to your first tenant, and a property that just works from day one. It's why this is the only type of property we take on.

A few things landlords usually ask.

What does "guaranteed rent" actually mean?

Your agreed weekly rate per room is paid to you monthly, on schedule, whether or not the room is currently occupied. The risk of voids sits with us, not you.

What's the realistic timeline to first payment?

Typically 3-4 months from signing, factoring in onboarding, tenant placement, SEA approval and standard funder payment holds. Full breakdown on our How It Works page.

What do I need to provide?

Standard compliance certificates for the property — gas safety, EICR, fire risk assessment, EPC, buildings insurance and a few others. Everything else, including all RSL paperwork and approvals, is handled by DJR.

Do you only work in Birmingham?

Birmingham only. Our RSL partner works exclusively with Birmingham Council, so that's where we focus — it keeps onboarding and SEA approval consistent and fast.
